The tiny homes arrived in South Africa as 20-foot containers, designed to unfold into fully functional, three-room homes once installed on-site. After being placed on prepared cement slabs, the panels and partitions opened out to create spacious interiors, ready for connection to plumbing, electricity, and furnishings.

For many customers, this type of solution is particularly attractive because of its cost-effectiveness. In this case, the combined cost of purchase, shipping, and import duties was significantly lower than building equivalent structures locally. Prefabricated housing is becoming an increasingly practical and innovative alternative for South Africans seeking efficient ways to expand their living spaces.

Managing a Complex International Move

While the concept of importing tiny homes might sound straightforward, the logistics behind this project required precise coordination across several stages, from international shipping to final placement.

1. Multi-Stage Transportation

The homes were shipped to Cape Town in a 40-foot container, which was offloaded and unpacked before the homes were transferred onto specialised flatbed trucks.

The final delivery site was a smallholding, which posed unique challenges. Narrow gravel roads, dense vegetation, and low-hanging trees made it impossible for 40-foot vehicles to reach the property. To solve this, the homes were transferred again onto 20-foot rigid flatbeds fitted with cranes, allowing for careful positioning directly onto the prepared foundations.

2. Navigating Customs Clearance

Because this shipment required commercial clearance, the process involved more rigorous documentation than a standard household relocation. Customs requested both a commercial invoice and a freight invoice, which are issued by different parties and serve different purposes. Because the documents reflect different cost elements, minor discrepancies were identified and required additional verification before the shipment could be released.

Close coordination with the customer’s agent in China, combined with proactive management of local requirements, enabled the process to move forward without any significant delays.
